» Basic Loft Conversion
Description: 3 bed semi loft ...need plug points velux x 2.
Not wishing to remove existing supports though 4 support beams need repairing/replacing due to d.i.y. mad previous owner and a saw! It has two main supports, I wish to use these as walls and have open /through access and to create a new access point into loft with pull down wooden stairs.
The loft will hopefully have storage space at one side and weights etc through other two sections, so strong floor required
(...had quote £6,000 - builder provides materials.. but too expensive...)

Builders and building companies vary greatly, so do take time to ensure you choose the best builder for your job.
What can a builder offer me?
Builders offer some or all of the following services:
Building large projects such as extensions or loft conversions;
Help with home improvements or smaller projects, such as garage conversions or building internal walls;
Conversions or renovations on period buildings;
Groundwork and preparation;
Carpentry and joinery.
Helpful hints
For large building projects, you may need an architect, surveyor, engineer or architectural technician to draw detailed plans for the builder to follow.
Ask friends or family members to recommend a good builder or building company, and have a look at the building work they have done to inspect its quality.
Ask if your builder is a member of relevant trade assocations, and do check to make sure.
Ask at least three building companies for quotes, and meet the people who will be doing your building and construction work personally before the job starts. Ensure the builders give you a detailed contract, and don't sign unless you're happy with it.
Make sure whoever will be carrying out your building and construction work has public liability insurance cover.
Make sure the building and construction work complies with all relevant regulations, and contact your local council before the project starts to ensure they are happy with your plans.
Extensions
If you like where you live but just need more space then staying put is certainly an option with the help of a good builder. An extension can answer your needs without the need to go through the trauma of moving house. Builders can construct a single-storey or full height extension. You will first need to assess your living needs, your budget and what planning permission is required. Most builders won't discuss your project with you until you have planning approval and plans in place, so get these in order first.
Home improvement and renovation
It may be that you have enough room but your home is not to your taste or the layout doesn't work for your lifestyle. A builder can help with any home improvement or renovation project - whether it's working on one room, a floor or the whole house, top to bottom.
Renovation in a period home needs to be done carefully to retain or replace original features. Alternatively you may want to modernise in a sympathetic way. A poor job will devalue your home and leave you disappointed.
